A. Establish Your Buying Power

Unless you plan on purchasing with cash, a Lender will have to pre-qualify and pre-approve your buying power so that you know up to how much of a home you should shop around for.  Immediately contact a lender of choice, spend some time going over your financing options.  Once your Buying Power Is Established, the lender will contact us (KAMA’AINA REALTY).

B. Search For Properties Online

Conveniently located on our website you may view pictures, analyze comparable homes, and get all the detailed information that you’ll need before scheduling for a showing.  Once you’ve identified a potential home, an offer will be discussed, agreed, and submitted for you.  Once your offer has been accepted by the Sellers, we will open escrow the next business day.

C. Open Escrow

Escrow is opened with $1,000 – $10,000 earnest money, depending on the amount of the home.  During this process all inspections, documentations, and contingencies are performed.  The entire process averages approximately 45 to 60 days, depending if you’re paying cash or financing.  On the FINAL DAY of RECORDATION the keys will be delivered to you in person.  Congratulations…
